Two22 Renovation

Commonwealth Management took on a major renovation of their commercial property Two22. Located in downtown Minneapolis, the building was dated and needed a new, evolved look to attract tenants.

The project called for a whole new design of the first and second floors. A focal point of the design was the addition of a grand open staircase with a feature wall at the top. The design also included new amenities to attract tenants that included a tenant lounge, fitness center, rooftop decks and conference facilities. Each floor had four entrances, two from the skyway, one from the street and one from the elevator banks. The renovation included all of these main corridors.

Commonwealth Management hired Spectrum Sign Systems for both the interior and exterior sign package. Spectrum met with the design team to discuss their vision. The design team was looking for feature walls and signage that were cohesive with the design aesthetic and would provide a more contemporary feel.

With all the new amenities and the removal of one of the elevators, new wayfinding signage was needed to guide people.

After collaborating with the interior design team and conducting a thorough site survey, Spectrum Signs’ own design team went to work creating designs for the feature walls, directories and directional signs.

To showcase the new open staircase, Spectrum Signs designed 5’-6” LED halo illuminated logo attached to the 14’ tall granite wall background. Working with a granite wall required facilitation with the general contractor to predrill all of the electrical and attachment points for the logo and letters.

The entrance to the new tenant lounge also needed a feature wall. There was already a large digital display in place, but it lacked the upscale design that Commonwealth Management was looking for. We added a matching logo wall in dark bronze to give the wall an elegant feel.

Large building directories were installed in highly visible areas to provide tenant exposure. With the removal of one of the elevators and four primary entrances, we created a wayfinding package that included dimensional letter signs, door vinyl, and projecting signs. Each of the four entrances were branded with the logo.

The End Result?

The renovation of Two22 resulted in a stunning building. Spectrum Signs created both an exterior and interior sign package that was cohesive with the design team's vision and brought many of their design features to light.
