7 Questions You Should Ask When Investing in Custom Signs

retail-signs-05.jpgWe find that many small businesses miss asking important questions about signage until after a lease is signed. We offer these helpful tips as a guide for tenants and landlords in hopes they lead to successful outcome.

1. Can we have a sign?

That question should be verified with both the landlord and city. There are often very specific city codes that must be understood and followed. Plus it's likely that your building also has requirements for tenant signs. 

The last thing you want to do is invest in a sign only to find that you won't be allowed to install it!

2. What are my landlord's sign criteria?

Once you've gotten approval to have a sign, you'll need to find out what kinds of signs are allowed in your building. Check in with your landlord to make sure you understand the specifics of the criteria.

You will want to ask:

  • What type of sign is allowed?
  • If you can have an illuminated sign?
  • How can the sign be installed?
  • Where can the sign be installed.

All sign criteria should be in writing and included as an exhibit to the lease.

3. How much will a sign cost?

Signs can range in price from several hundred dollars to several thousand. The size of a sign, construction of a sign and how a sign is attached all impact how much you will need to pay.

If you have an illuminated sign, chances are you'll also be responsible for the electrical connection and monthly operating costs. Research sign costs as part of your business plan.

4. Will my customers be able to read it?

Our recommendation is to always focus on function first. If you cannot read it, the sign design is irrelevant.

Stay with bold easy-to-read fonts and select visible colors that contrast the background they will be placed on. Your custom business signs may be the coolest looking signs, but they are useless if they aren't readable.

5. How long does it take to make a sign?

An average time frame for fabrication of permanent signs is four to six weeks. Signs of temporary character can take less while more custom signs can take several weeks longer.

Ask sign manufacturers for an estimate on how long it will take. You'll want to find a manufacturer who can make your sign for your timeline.

6. How should I select a sign contractor?

Always work with a licensed bonded and insured sign contractor.  An experienced sign contractor will also mediate the city permit process and secure required sign permits on your behalf.

Ask for and verify references. A quality sign contractor will be happy to refer you to previous customers and share locations of signs they've created.

7. What do I need to know about sign maintenance?

When you invest in a sign, you want to make sure it represents your company and brand well as long as possible.

When you talk with a custom sign company, ask questions about sign longevity and warranty. You'll want to understand the costs associated with maintenance and get a warranty in writing.
